Wall Repair

Wall repair

Do you need waterproofing solutions? Here's what you need to look out for...

What You See:

  • Visible Bowing: The most obvious sign is a noticeable curve or bulge in the foundation wall. This may appear as a horizontal or vertical bow, and it’s often a clear indication that the wall is under stress.
  • Cracks: Look for cracks in the foundation wall, especially if they are diagonal, horizontal, or stair-step patterns. These cracks may be an indication of movement or pressure on the wall.
  • Leaning or Tilting: A bowing wall may cause the entire foundation to lean or tilt.
  • Buckling or Bulging in Basement Walls: Observed the inside walls of you basement for inward movement or bulging.
  • Water Infiltration: Bowing walls may allow water to penetrate into the basement or crawl space. Look for signs of dampness, mold, or water stains along the affected wall.
Here's where we come in...

The Solution:

Bowing walls can be caused by a numbers of different factors and a number of different solutions that can be used to correct them.

Vertical Wall Restraints or Beams: Steel reinforcement can be installed to stabilize and strengthen bowing walls. These strips or beams are typically anchored to the basement floor and attached to the floor joist to resist further movement.

Wall anchors are installed by drilling into the soil outside the foundation and attaching metal plates inside and outside the wall.

Helical Tiebacks: Similar to wall anchors, helical tiebacks are installed horizontally through the bowing wall and into the soil. They help stabilize and pull the wall back into place.

Grading and Drainage Improvements: Poor drainage and water accumulation around the foundation can contribute to bowing walls. Improving the grading and ensuring proper drainage away from the foundation can help alleviate these issues.

Waterproofing: Addressing water issues is crucial in preventing further damage. Waterproofing measures, such as exterior waterproofing membranes or interior drainage systems, can help manage water and protect the foundation.

How it Works...

Injections

With a keen eye and years of experience a Keystone KC Foundation expert will assess the situation to determine the root cause(s) of the bowing. Then design a solution specific to the issues at hand.

Load Transfer

Wall Restraints, anchors and tiebacks all work by using horizonal pressure to stabilize the vertical load on you foundation. Keystone’s KC expertise in structural mechanics and load bearing capacities determine which solution is approperate.

Maintenance

It is important to maintain the solutions for bowing wall repairs. Anchors require torque monitoring. Checking you grading, regular drain clean outs and gutter cleaning will add to the longevity of waterproofing improvements.
